Golf-course apartments and townhouses at Emaar South, wrapped around an 18-hole championship course — 1 to 3-bed homes plus 3-bed townhouses, from AED 1.26M. Minimum areas given, basis unstated; read straight from the developer's sheet, to a 2030 handover.
What to watch: Emaar's “from” prices move fast and the best plots go early. Sizes are usually BUA — ask for the net area before you compare per-sqft.

Master developer of the Palms and The World — government-backed, mega-masterplan pedigree.

Palm Jebel Ali
Nakheel's second, larger palm — a beachfront villa masterplan spread across the fronds. Two collections: the Beach villas (5 & 6-bedroom, on plots up to ~21,500 sqft) and the ultra-luxury Coral villas. Read straight from the developer's own numbers — from AED 18.1M on a 20/60/20 plan, handover late 2028.

Palm Central, Palm Jebel Ali
Nakheel's residential heart of Palm Jebel Ali — apartments, townhouses and penthouses at the centre of the palm, wrapped in a private beach, an infinity pool and a club lounge. From a 1-bed at AED 2.5M to a 31.8M penthouse, on a 20/50/30 plan to an August 2029 handover. Sizes are the developer's net (sellable) area — read straight.
What to watch: Nakheel publishes a headline “from” price but not the per-villa breakdown. On beachfront villas, the plot size and frond position drive value as much as the built-up area — get both in writing.

What to watch: Binghatti often leaves the payment plan, service charge and handover off the brochure. Pin those down in writing before you commit.

What to watch: value here tracks the new airport and Expo build-out. Strong on disclosure — Hayat 6 even publishes its payment plan and handover.
